1: How much are the Association Fees? $250 per month which primarily covers common-area maintenance but also water and sewer, cable TV, Wi-Fi, Trash, and lawn mowing.
2: Can I rent my Chalet or Rv Site? Yes, there is an on-site management company who can handle renting your Chalet or RV Site. The property management fee is currently 40% based on the gross rent. Legendary Realty is not affiliated with the property management company. Earn rental income when you aren't staying at your property!
3: How much are taxes? Taxes range from $500 annually to $1,800 per year depending on the sites assessment value.
4: What Amenities are available at Tiger Run? A 12,000 sf Clubhouse is centrally located in the Resort complex and contains an indoor swimming pool, two hot tubs, game room, TV lounge, laundry facility, bathrooms with showers and dressing area. Outside we have a volleyball court, basketball court, two tennis courts, and children's playground. Our pavilion with its large rock fireplace serves as a great meeting place for summer entertainment and activities. For the fishing enthusiast, the Blue River borders the Resort on the west boundary, and the Swan River runs through the Resort. Only artificial lures may be used and a Colorado fishing license is required. Trails for Mountain Biking and Hiking lead to the Resort.
5: Can I live at Tiger Run year round? No. Occupancy of the Park Home and Recreational Vehicle sites within the Property is restricted to short-term Owner or renter occupancy. Occupancy by Owners (including occupancy by an Owner’s renters, family, guests, invitees, or any combination thereof) within the Resort Community is limited to a cumulative total of 240 days per calendar year. These occupancy limitations apply to all Owners (including occupancy by an Owner’s renters, family, guests, invitees, or any combination thereof) and cannot be extended regardless of the number of units held by any Owner.
6: Are there any Special Assessments? Yes, the Board has passed a $400.00 Special Assessment that is due on January 15th, 2012. The Assessment covers increasing the Reserves for the HOA and acquiring additional irrigation water rights.
7: Are Pets allowed? Yes. The County code does not allow more than an aggregate of 3. You can have two dogs and one cat or two cats and one dog. You will find that Breckenridge is a very "Pet Friendly" area. Of course, all pets must be kept on a leash or under voice control and Owner's are expected to clean up after their pets
8: Is the land Leased or owned Fee Simple? All sites within the community are owned Fee Simple and are conveyed by a General Warranty Deed.
9: Is Financing Available? Yes. However, financing is very limited on these type of properties. Millennium Bank is offering loans with a minimum of 25% down.
10. Can I install a Hot Tub on my lot? Hot Tubs are not allowed at this time due to water restrictions.
